Mission:
The mission of this group is to address the impact of lowering of equalization in the Town of Portland for property owners, especially in the Fredonia school district. Our school taxes went up about 22% on the average. The upcoming town & county taxes will affect the complete town of Portland as the county portion is also taxed on the calculated market value, your assessed value divided by the equalization rate which is now .54. It was .62 last year. We can expect about a 10%-12% increase there.
Example. If your property is assessed at $100,000, your calculated “Market” value is now $185,185.20. (100,000 / .54) Last year it was $161,290.32 (100,000 / .62). Your school and county taxes are based on that higher “Equalized” market value.
According to our research, this new Equalization rate was set improperly and does not reflect the true equalization of .62 which we calculated by real arms length sale. We are asking the town to look into this and they have started investigation based on our research.
